Crazing: The development of a multitude of very fine cracks on a single-ply membrane. Crazing is similar to Alligatoring. Crazing occurs on the top layor on a single ply membrane. If left unattended, the craze will eventually turn into a crack. This could lead to roof failure. Crazing will expand allowing water to penetrate the membrane, causing roof leaks thoughout your roof.
Seam Failure: Seam failures occur as the material shrinks and lose elasticity.
Weathering: Deterioration of a built up roof caused by exposure to weather.
Flashings: A majority of metal roof leaks are caused by poor flashing design along penetrations.
Metal Rust: Corrosion occurs when the protective coating or galvanization of the roof wears out and bare metal is exposed.
